Sobeys on Jasper Available Immediately

The Sobey’s Urban Fresh store on 104 Street and Jasper Avenue closed on July 31 last year. Now, seven months later, Colliers has begun to find a tenant who will sub-lease the space for the three years remaining on the Sobey’s lease. Speculation about the possible use of the site has been swirling around the downtown like litter in the spring.

The 104 Street Committee met with the real estate agents who are handling the sub-lease to get to the  bottom of some of the rumours.

Here are the facts:

  • The store is almost 19,000 square feet which includes at grade loading dock, stock area and a second floor office.
  • The store is fully outfitted with coolers, kitchen equipment, and shelving which could all stay or be removed.
  • The sublease does not prohibit another grocery store from operating in the space but potential grocers who have been approached do not find the space the right size for their needs.
  • The space has pillars that might obstruct the sightlines for a possible performance venue but an upscale restaurant might work.
  • No matter who signs a sublease, they will have to assume a new lease with the owners after May 2018, so this could be good place for a temporary or start-up business.
  • It is projected that, with the new high rises being build, there will be over 60,000 residents within a 2 km radius.
  • Almost 20,000 cars a day pass by the store and over 37,000 passengers pass through the Bay/Enterprise Square station just below the front door.
  • The space has great potential for selling food, hardware, or clothing. It might make a great restaurant but our committee would be disappointed if it was leased for a bar.
